The short answerNessoo Report · nessoo.com

The biggest AI tool in leasing right now is the AI assistant that answers every incoming inquiry. Self-guided tours, AI listing photos and document verification are all rising too, and two of them come with real risks.

  • →AI leasing assistants now answer renters 24/7 by text, email, chat and phone.
  • →AI-edited listing photos are backfiring when the unit looks nothing like the pictures.
  • →With AI, fake pay stubs and IDs are easier to make, so verifying income and identity matters more than ever.

Every landlord I talk to right now asks me the same thing.

“What AI should we actually be using?”

Here is what I am seeing on the ground. What is working, what is backfiring, and the one thing almost nobody has figured out yet.

1. AI leasing assistants

This is the big one.

A renter sends an inquiry at 11 PM. Before, it sat until someone got to it in the morning. By then, that renter already toured somewhere else.

Now AI assistants answer every inquiry instantly.
Text.
Email.
Chat.
Even phone calls.

Tools like EliseAI respond to renters, follow up and book tours around the clock.

And it is not just the startups. DoorLoop, the property management software, rolled out AI agents that answer tenants on every channel, day and night.

When the software landlords already use builds AI agents in, this is not a trend anymore. It is the new standard.

If your building still answers inquiries “when someone gets to it,” you are losing renters to the building that answers in seconds.

2. Self-guided tours

Self-guided tours are on the rise. The renter gets a code, lets themselves in, and tours on their own time.

Renters love the flexibility. Owners love not sending an agent to every showing.

But you need to be careful here.

Scammers know about self-tours too. Federal fraud reports describe scammers copying real self-tour listings and sending renters lockbox codes to look legit.

If you offer self-tours, make sure renters can confirm the listing is really yours. If you are a renter, never pay anyone before you have confirmed the listing with the real owner.

3. AI listing photos

This one is a huge problem.

AI can make any apartment look incredible. Brighter. Bigger. Brand new.

Then the renter shows up, and the unit looks nothing like the photos.

I hear this complaint from renters all the time. They feel lied to before they even walk in the door. And that is the worst possible start to a lease.

My take: use AI to make a listing clear, not to make it something it is not. Real video beats edited photos every time, because a walkthrough can’t fake the layout.

4. Document and identity verification

This is rising fast, and for a good reason.

With AI, it is easier than ever to make a fake pay stub. A fake bank statement. A fake ID.

You cannot catch this with your eyes anymore.

Landlords who are not verifying identity and income at the source are going to get scammed. Big time.

That is why verification tools for applications are everywhere right now. On Nessoo, renters verify their income and identity once, upfront, before they ever get matched to a unit.

5. Matching

Here is the gap.

There are AI tools that scan listing sites and bring renters matches based on what they tell it. Budget. Neighborhood. Bedrooms.

But they do not actually know if you qualify.

So the renter falls in love with an apartment, applies, and gets rejected on income. Everyone wasted their time.

Nobody is doing matching at the level of Homey, our AI agent at Nessoo. Homey ranks units on what you actually qualify for, how your verified income matches the rent, and your life: kids, schools, where you work.

That is why renters on Nessoo average 50% fewer tours, and the median time to lease is 4.8 days.

How I see it

AI in leasing is splitting into two camps.

Tools that make the process faster.
And tools that make it more honest.

The landlords who win in 2027 will use both.

“If you are not verifying income and identity, you are going to get scammed.”

Frequently asked questions

What AI tools do leasing teams use?

The most common are AI leasing assistants that answer and follow up with every inquiry. Self-guided touring, AI photo editing and document verification tools are growing fast too.

Are self-guided tours safe for renters?

They can be, but be careful. Federal fraud reports describe scammers copying self-tour listings and sending renters lockbox codes to look legit. Confirm the listing with the real owner and never pay before you do.

Can I trust AI-edited listing photos?

Not always. Ask for a live video walkthrough or tour in person before you apply, and ask whether the photos were edited or virtually staged.

Why are landlords adding document verification?

Because AI makes it easier than ever to fake pay stubs, bank statements and IDs. Verifying income and identity at the source is how landlords protect themselves.
