What AI matching changes about the rental application.

The old application was built around volume: apply everywhere, pay every time, tour everything. Verify-once matching flips the order.

The short answerNessoo Report · nessoo.com

AI matching flips the order of the rental application. You verify once, upfront, and then get matched to units that fit, instead of applying and paying at every listing.

  • →New York caps application and background check fees at $20.
  • →Renters on Nessoo average 50% fewer tours.
  • →The median time to lease on Nessoo is 4.8 days.

Here is how most people apply for an apartment in New York.

You find a place you like.
You tour it.
You fill out the application.
You send your pay stubs, your ID, your bank statements.

Then you do it again at the next place. And the next.

The application never changes. Only the address does.

What does the old rental application look like?

It is built around volume.

You apply to a lot of places because you have no idea which one will say yes. And right now there are fewer places to apply to. Public market data shows NYC rental inventory at 29,029 units in September 2026, down 15.3% from a year earlier.

Less supply means more competition for every unit. So renters apply wider.

Every one of those applications can come with a fee. New York caps it at the actual cost of the check or $20, whichever is less. The landlord also has to hand you a copy of the check and the receipt.

$20 is not the real cost, though.

The real cost is the tours. The days off work. The same documents sent to people you have never met.

Why is sending your documents everywhere a problem?

Because not everyone asking for them is real.

Federal fraud reports describe scammers who post fake listings and then ask for a full application: Social Security number, a photo of your driver’s license, pay stubs. Then they use it to steal your identity.

The same report gives renters a simple rule. Until you have agreed to rent a place, a landlord does not need your Social Security number or other sensitive information.

The old process trains you to do the opposite.

What changes with AI matching?

The order flips.

Old way: find a unit, tour it, apply, hope.

New way: verify once, get matched, tour the few that fit.

On Nessoo, renters verify their income and identity one time, upfront.

Once you are verified, you get matched directly to units that fit your budget and your lifestyle. Homey, our AI agent, learns how you live and what you care about, and helps line you up with the right places. It also helps owners and agents find the right tenant for their unit.

So the owner already knows two things before you walk in. You are who you say you are. And you can afford it.

Does it actually save time?

Here is what we see.

Renters on Nessoo average 50% fewer tours.

The median time to lease on Nessoo is 4.8 days.

The median verified renter on Nessoo earns 52x their monthly rent. Owners are not guessing.

What I would tell a friend applying right now

  1. Know the fee cap. In New York, an application or background check fee is capped at $20, or the actual cost if it is lower. Ask for your copy and the receipt.
  2. Reuse a recent check. If you have a background or credit check from the past 30 days, the landlord has to waive the fee when you hand it over.
  3. Guard your documents. Do not send your Social Security number or ID to a listing you have not seen in person or by live video.
  4. Tour with intent. Every tour should be a place you would actually sign for.
  5. Verify once. The fewer times your pay stubs leave your hands, the better.

How I see it

The rental application was never designed for the renter.

It was designed so every landlord could check you from scratch.

That made sense when there was no other way to know who you were. There is now.

The application should happen once. Not once per apartment.

“The application should happen once. Not once per apartment.”
